On average it can take as long as 6 months to sell a house, but only 2 months to find a buyer. It can also take around a month to rent out a house. The administrative process, if at times frustrating, provides a necessary safety net for the Buyer and Seller, and the Renter and Land Lord, to ensure that everyone has the required information to make informed decisions about this huge milestone and life changing experience in someone’s life, or the life of a family.

The last thing you want to deal with during this eventful time is more delays. An Energy Performance Certificate is a necessary requirement to selling or letting a home and it is something that Hughes-Adair Assessments can help with.

We provide EPCs that are lodged within 24 hours of visiting and assessing your home or property. Ensuring that the requirement of getting an EPC completed for your home in a timely manor will not be the cause of any stress or delays in the selling or letting process.

Quality is the name of the game. You, your Buyers and Renters, and Land Lords need to now that the EPC they receive is accurate. We have been trained and accredited by Elmhurst Energy. Elmhurst Energy is the largest provider of training, software, and accreditation in the UK for Energy Assessment, Retrofit, and Property Professionals. It’s also something they’ve excelled at for over 20 years.

It is a requirement that all data amassed while accessing any property is kept for 15 years. To ensure security of this personal data nothing is stored online. All data we collect from an Assessment is stored by us off-line. We will also only ever share this data with you and those relevant for creating the EPC and we follow the guidance and recognise your rights to this data as required by the Data Protection Regulation. Hacking this Data while in Storage is a physical impossibility thanks to it not being connected to the internet.

“But Hughes-Adair Assessments, how do you make my certificate if nothing goes online to use Elmhurst Energys’ Secure Software?”

We store your Data off-line, but it’s processed online. Elmhurst Energy software which is used to create the EPC handles and stores all data in accordance with Data Protection Regulations just as we do.

When an Energy Assessment takes place in your home, a lot of data is gathered. It just makes sense to put that data to use. We can use that data to produce Floor Plans of your property. Each room is measured, each window is measured, the height of every room is measured, internal and external wall thickness, and every item pertinent for producing an EPC is photographed. Thanks to all this information having been gathered, accurate Floor Plans can be created.

These can provide Floor Areas for carpeting, Wall Areas for painting, highlight positions and details of Boilers, Radiators, Windows, and Doors.

All are useful for both the current owner or occupier of the property and the potential new owner or occupier. It allows the owner or occupier to plan any work they’d like to do to get their home ready for sale. Painting or Carpet Cleaning for instance and this also applies for those buying the property, such as planning the position of furniture, possible Re-carpeting or Painting.

So what is an EPC? Why do I need one? How is it made?

So what is an EPC? An Energy Performance Certificate is a legally valid document that rates the energy efficiency of a property in relation to it’s running costs. Rating the house from A, which is the most efficient, to G, which is the least efficient.

An EPC is legally required for selling or renting a property, and it’s recommended, but not a legal requirement to get an EPC after major works have been completed on a property. This is to properly inform buyers and renters about the current potential energy costs of the home they’re about to buy or rent, and inform them about the properties potential for improvement and the estimated savings on energy bills.

Creating an EPC requires a site visit. Going to the property to be assessed and taking measurements, assessing the fabric of the building and the services that service it. The method used is called RdSAP. This stands for Reduced Data Standard Assessment Procedure. A non-destructive means of assessing a property. Meaning no drilling and dismantling of any part of your home. The assessment records a whole host of data that is then inputted into the RdSAP system using historical data about the property, documented evidence, and visual records to then produce the EPC.

The process we will follow together is really quite simple. Should you wish to instruct us to preform an EPC Survey of your property you would call us, or text us, or email us. We would discuss and come to a mutually convenient time for us to attend your property and preform the survey.

We will need to access every space of our property. Including the Loft and the Basement if you have one. We will measure every room and window. Document every light, and radiator. Determine and document the Heating System/s you have, the utilities your home uses, and a host more.

Everything will be recorded, we will say our goodbyes and then proceed to input all the data we’ve collected into Elmhurst Energys RdSAP software. Double checking everything that’s inputted and if the property is especially complex, contacting Elmhurst Energy themselves for their input at no cost to you.

When all of this data has been processed the EPC is Produced. At which point the document can be handed over to you or a relevant party you name.
