Service & Price List 2026
Hughes-Adair Assessments provide high-accuracy Domestic Energy Performance Certificates (EPCs) and energy efficiency advice for homeowners, landlords, and estate agents across Mid Sussex.
1. Standard Energy Assessment
Professional EPC inspections including site visit, data collection, and Lodgment on the Central Register.

| Estate / Manor | 6+ Bedrooms | £100.00 + £5 per additional Bedroom* and additional Dinning, Kitchen, Lounge etc, beyond the 1st of each room type. (approximate inspection time is indeterminate, but will very likely exceed 75 minutes) |
*A bedroom is any room that doesn’t fit into another category and has the physical size to accommodate a small single bed (0.75m x 1.9m).
2. Additional Services
Floor Plans individually made using actual measurements and data taken from the property.

3. Terms & Booking
Payment: Due upon completion of the site visit via Card Payment or Bank Transfer.
Cancellation: Please provide 24 hours’ notice for any appointment changes. Any cancellation within 24 hours of the Inspection Time will incur a £15 cancellation fee. This £15 fee also applies if I’m unable to complete a Survey in progress due to actions not my own. Such as not being able to access what I need to in order to complete the Survey, or Safe Guarding issues like a minor being present without a Legal Guardian as required by the Code of Conduct. If the Survey is aborted due to my own error however, like I forgot a piece of equipment, then this fee does not apply. You will also be refunded for the Survey if you have paid and an EPC is not produced.
Lead Time: Standard certificates are typically lodged within 24 hours of inspection. However the Certificates will not be released to the appropriate party until payment has been received.
Our Legal Obligations as Professional Guests and Hosts
Everyone invites others into their home all the time. Friends or Professionals. People can even access your property up to the front door without explicit permission so long as it’s strictly to preform genuine business. This could be a Postmen delivering a letter or your neighbour asking if you’ve seen their cat.
I however will not be stopping at the front door. I require explicit permission to enter your dwelling. This permission can also be removed at anytime, and if you do I’m required to leave immediately via the most expedient and safe means.
I am also bound to behave in certain ways when on your property. All of which is covered by the Elmhurst Energy Code of Conduct. I have to ensure that my actions do not cause danger to anyone, I must comply with the Data Protection Framework and I must act respectfully, work transparently and professionally.
You also have obligations as the home owner. This boils down to ensuring the house is a safe environment. The majority of your obligations regarding an Energy Assessor can be met by just having a tidy round before the Assessment.
